North Carolina State Required Courses
2009-2010 Real Estate Mandatory Update Course (Course #9910)
Required for all NC licensees
Must be completed by real estate licensees who wish to renew their licenses on active status in June 2010 for the 2010-2011 license period. It also must be completed by licensees who have a continuing education deficiency from the preceding license year before the licensee may activate his/her license. This course was developed by the staff of the North Carolina Real Estate Commission and is provided by Commission-approved sponsors and instructors. This four hour course will include three hours and twenty minutes (200 minutes) of classroom instruction, 30 minutes of breaks, and 10 minutes for general instructions and other administrative matters. (4 hours)

2009-2010 Broker In Charge Annual Review (BICAR) (Course #2012)
Required for all NC Brokers-in-Charge
The BICAR course is a four (4) hour course which all brokers who are broker-in-charge eligible are required to complete beginning the first full license year after the license year in which they were designated or became a broker-in-charge and each license year thereafter, in order to retain their broker-in-charge eligible status. (4 hours)

In daily real estate practice, agents are required to make decisions that involve ethical reasoning. This text explores the ethical issues surrounding real estate transactions and provides a blueprint for evaluating a situation and making the ethical decision for all involved parties. (4 hours)

The Real Estate Professional's Guide to Reducing Risk -Today's real estate professional works in a highly litigious environment. Lawsuit's against licensees continue to escalate at an alarming rate. Approximately two-thirds of all lawsuits brought against real estate professionals are based on misrepresentation, negligence, or fraud. Knowing what, when and how to disclose is of utmost importance. This course focuses on the key property disclosure issues. (4 hours)

Foreclosures, Short Sales, REOs & Auctions (Course # 2982)
Elective Credit
With the number of homes going to foreclosure and short sales today reaching unprecedented highs, it is increasingly important for licensees to stay current on these topics so as to remain competitive and successful in the market. This brand-new continuing education title discusses four hot topics in today's market: foreclosures, short sales, REO’s, and auctions. Focusing on the legal ramifications of these topics, this title also reviews ways that agents can successfully market these properties. Each chapter contains vocabulary words and learning objectives, as well as end-of-chapter quizzes to emphasize key concepts. (4 hours)

Sustainable Housing and Building Green: What Agents Should Know (Course #2919)
Elective Credit
The movement focused on environmentally sustainable building structures has now moved into the residential market. This course covers the basics of sustainable housing, or ''building green'', and helps familiarize licensees with this emerging market. (4 hours)

and Foreclosure Resource certification, or SFR for short, gives you a framework for understanding how to: 
Direct distressed sellers to finance; tax, and legal professionals; Qualify sellers for short sales; Develop a short-sale package; Negotiate with lenders; Tap into buyer demand;  Safeguard your commission; Limit risk and Protect buyers.

As many agents can attest, your ability to close short sales and foreclosures depends in part on your confidence in seeing these transactions through.

At Home With Diversity

Designed for Real Estate Professionals A ground-breaking professional educational initiative designed to provide America's real estate professionals with training and tools to expand their business as well as homeownership opportunities for more Americans. AHWD certification relays to the public that those certified have been professionally trained in and are sensitive to a wide range of cultural issues, thus inviting a wider volume of business from a greater variety of cultures. Green Designation Core Course
NAR's Green Designation Core Course provides real estate professionals with knowledge and awareness of green building principles applied in residences, commercial properties, developments, and communities so that they can help consumers in purchasing, retrofitting, and operating green properties. The course encourages the real estate professional to be an advocate for green principles in the design and use of homes and commercial buildings and a positive force for creating sustainable communities. (16 hours) 

Green Designation Elective Course
NAR's Green Designation Residential Elective Course provides real estate professionals with knowledge and awareness of green building principles applied in residences so that they can guide buyer–clients in purchasing and retrofitting green homes as well as help sellers by listing and marketing green properties. The Course encourages the real estate professional to be an advocate for green principles in the design and use of homes and a positive force for creating sustainable communities. (8 hours)
 

In order to earn NAR's Green Designation, the student must successfully complete the Core Course and one of three elective courses. The other two elective courses are Green Commercial Real Estate and Green Property Management, however, Seminars by Sirmon is not offering these other two courses at this time.
